Septic tanks are mandatory for all houses. How much will it cost me to install one?

A septic tank currently costs about $2500 to install. Yes! Local banks in Nicaragua offer mortgages and the developers are also willing to consider short-term financing on a case-by-case basis.

What are the Terms of Payment?

After the initial 10% deposit, the full balance is due within 30 days.

What is the size of Lake Apoyo?

The lake is approximately 3 miles in diameter, making it approx. 18 sq Km or 4475 acres. See the menu item “About Lake Apoyo”.

What are the boating restrictions for lake Apoyo?

  We do not allow gasoline powered boats in our development, but it is a paradise for kayaking, sailing, windsurfing, and pottering around in a little dinghy with a small electric outboard.

How do I reserve a lot?

A lot can be reserved for 30 days with a non-refundable deposit of 10% of the purchase price. Prior to sending the deposit, we prepare a sales contract which the owner signs and returns to us (by fax if necessary)

Is financing available for lot purchases?

What are the Closing Costs?

All of our prices are quoted net of closing costs. The buyer pays a tax of 1% of the cadastral value or declared sales price, (whichever is the higher), plus a fee of 0.5% paid to register the lot. In addition there is the fee charged by your attorney to register the property. The developer covers the legal costs of drawing-up and signing the sales deed if our in-house attorney is used. Note also, that banks usually take out about $80 of any wire transfer as commission.

What is the timeframe for the completion of infrastructure and other common facilities?

All of the basic infrastructure is already complete – electricity, water, the gatehouse and most of the roads, including 3.2 kilometers of a 14 meter wide all-weather road built to the property from the outskirts of Granada, a concrete road running from the crater lip to the clubhouse site and waterfront lots, and we have a sealed road from the entrance to all of the ridge-top lots.  Our current priority is to complete the construction of the Clubhouse which we expect to inaugurate in mid 2011.   We will now be concentrating on completing the first three houses (two on the ridgetop and one on the waterfront) and building the additional infrastructure that will make Club Vistalagos Granada’s most desirable residential and vacation location.  This includes the Clubhouse, the dock and changing rooms, and the tennis courts.

Do you offer a property management service?

Our company does not offer this service, but there are several companies in Granada which do, including Granada Property Services (www.gpsnicaragua.com).  They will take care of everything you need to from paying utility bills, doing repairs and maintenance, to vacation rentals.
